Charity House – Loft conversion & Extension

As principal contractor, TIMARK Construction orchestrated this complex loft conversion and first-floor extension project with environmental sensitivity at its core. The project began with the installation of a temporary roof and protective wrapping to safeguard the property throughout the renovation period.

Working in close collaboration with ecological consultants due to protected bat species, our team carefully removed the existing roof structure. We installed structural steel beams to support the new roof configuration, creating a spacious rear dormer alongside two charming cottage-style front dormers that enhanced both functionality and kerb appeal.

The loft conversion was transformed into elegant bedroom spaces with a dedicated ensuite shower room. Fire safety was paramount throughout, with comprehensive fire boarding installed across the first-floor ceiling, new fire-rated doors, and proper compartmentation to meet current building regulations. The project culminated with a stunning new rear first-floor extension, creating a cohesive living space that balanced modern comfort with traditional aesthetics and ecological responsibility.
