TIMARK delivered a transformative reconfiguration project that reimagined the entire ground floor layout of this property. The client’s vision required removing multiple rooms to create two distinct new spaces: a dedicated office at the front of the property and a spacious open-plan kitchen-diner that would become the heart of the home.

Demonstrating our commitment to sustainability and client value, we carefully removed the existing kitchen intact, enabling our client to recoup costs by reselling it through local marketplace platforms. This approach exemplifies our thoughtful, cost-conscious project management that benefits clients beyond the immediate build.

The structural work was extensive: redirecting gas and water services to accommodate the new layout, demolishing multiple walls to open up the space, and removing ceilings to update all electrical installations to modern standards. A particular challenge was addressing floor level discrepancies revealed when walls were removed—our team expertly levelled the entire floor to create the seamless, flowing finish the client desired for their new flooring installation.

External modifications included blocking up an existing patio door with precisely matched brickwork and creating a new window opening in its place, improving both the room’s proportions and natural light distribution. The project culminated in installing a stunning new kitchen featuring a walk-in larder, double ovens, and integrated appliances—a spacious, functional cooking and entertaining space that perfectly realized the client’s vision for modern family living.
